February Phinneywood Housing Market Snapshot

Don’t let the January housing data for our PhinneyWood neighborhood confuse you. January has so few closed sales, that the data just cannot be trusted to paint a clear picture of the market. The two best indicators of what is really going on in the market right now, can be found at the end of this month’s report: the number of new listings, and the number of pending sales (listed homes that received an offer). These two indicators reflect the sharp increase in market activity by both buyers and sellers. This kind of market reset happens every January, and this year is no exception. Unlike the past couple of years though, I don’t expect that we’ll see market activity and prices enter the ‘crazy zone’. But, there’s a good chance that we will see some price appreciation, even if it’s just moderate gains.  

As the year progresses and market activity picks up, that data will become more reliable.
