Early Design Guidance meeting for 7009 Greenwood Ave. N. project is Monday

The proposed mixed use development for 7009 Greenwood Ave. N. will have its first Early Design Guidance meeting at 8 p.m. Monday, Aug. 15, at the Ballard Community Center, 6020 28th Ave. NW, in the Sunset/Captain Ballard Room. The now-empty lot housed Oroweat Bakery’s outlet store for many years.

The proposal is for a six-story apartment building with 43 units above ground-floor retail. Apartments would range from one- to four-bedrooms, with square footage ranging from 623 to 2,079. Parking will be provided for 27 vehicles below grade. Three of those parking spaces would be extra deep “tandem” spaces, therefore allowing parking for a total of 30 vehicles.
A public park on the west side would be 4,700 square feet, with another 3,000 square feet of public open space between ground-floor retail.
Evolution Projects is asking for 12,185 square feet to be rezoned from Neighborhood Commercial 40’ to NC265. In exchange, they would include affordable housing units. The ownership group is also in contract talks to purchase a single-family site at the northwest corner to add to the project site.
Their preferred of the three options in their design proposal provides public space through the middle of the project from Greenwood Avenue to a large public open space on the west side. They’re calling it a “Family First Multi-Family Building.”

Our concept is to create a multi-family project that accommodates a wide range of family size, income level and career status (work-from-home, retired, close to work in the City) creating more opportunity for families to remain in the City, in their neighborhoods and close to work. The project ownership group plans to live here and raise their children here. This is a vertical extension of the existing neighborhood that seeks to expand the current model of multi-family dwelling in the City.
