This is a monthly contribution to the PhinneyWood Blog by Greenwood realtor, Doron Weisbarth.
Our PhinneyWood housing market is following the same surprising trend we’re seeing throughout King County: inventory keeps growing, but buyers haven’t gone anywhere! With so many more choices, buyers can afford to be more selective, patient, and price-sensitive. Homes that are overpriced or less appealing face increasingly tough competition.
Over the past two years, the average number of homes available for sale has increased by 67%, while the number of homes going under contract has remained virtually unchanged. In September alone, there were 127 homes for sale, compared with just 66 two years ago. That pushed inventory to 3.5 months of supply, bringing us closer to a balanced market for the first time in years.
For buyers, this creates excellent opportunities with more choices and negotiating leverage. For sellers, pricing and presentation are more important than ever. Those who can wait until early 2027 may benefit from historically stronger first-quarter market conditions.
