Our local PhinneyWood market emerged from the Holiday season with a roar. The number of new listings jumped dramatically compared to last year, as did the number of homes that received offers and went pending. This time last year I observed that the jump in market activity might have reflected the pent-up demand and supply that built up during 2023 because of high mortgage interest rates. We might see a repeat of that pent-up demand and supply build up this year, driven in part by the high interest rates, but more by buyers’ and sellers’ uncertainties around the elections in Q4.

Despite the recent cold weather and snow, I’m already seeing strong evidence that the market is falling into a familiar, seasonal pattern, with short times on market and multiple offers pushing prices above the asking price. All we are missing now are more sellers!
