December PhinneyWood Housing Market Snapshot

The real estate market in our PhinneyWood neighborhood and, in fact, nationwide, picked up a little speed following the total screech-to-a-stop market just prior to the elections. Sadly, this was not enough speed to create any kind of meaningful outcome, and so Q4-2024 looks to be heading into the history books as mostly a dud.

This low level of activity in Q4, both from buyers and from sellers, means that we’re likely to see a burst of activity come the New Year, similar to what happened in early 2024. The strong pent-up demand and supply from 2023, fueled by interest that had just dropped below the 7% mark, helped create a very active first half of this year. My guess is that we’ll see a similar scenario play out in 2025.
