Home values in our PhinneyWood neighborhood are holding steady. For the most part, homes are selling for 100% of their asking price, meaning that buyers are not bidding them up. In general, buyers seem to be eager to buy. But they are being very picky about what they are looking for, so when a good home that is properly priced comes on the market, the buyers respond quickly. On the flip side, a home that isn’t appealing to the buyers’ high expectations, they will not engage them.

Other market parameters, such as the number of new listings, homes pending sale, and homes sold, are all down compared to last month. But this may be part of the normal, seasonal, summer slowdown, while both buyers and sellers are busy having fun in the sun. Mortgage interest rates holding higher may also be contributing to this slowdown.
