Draft Comprehensive Plan and rezoning PhinneyWood meeting on December 3rd

The Phinney Ridge and Greenwood Community Councils are co-hosting a meeting on the Draft Comprehensive Plan and Rezoning Seattle Neighborhoods next Tuesday, December 3rd at 7pm via Zoom. Registration is Required. To Register send an email to [email protected] to submit your name but note that your information will be kept private. The deadline for registration is Sunday December 1st at midnight. You will receive a zoom link prior to the meeting.

Per the Phinney Ridge Community Council:

The City is planning for future population growth and housing for existing residents. The draft Comprehensive Plan assumes that increasing the housing supply will lower costs and provide more equitable housing opportunities. The expanded area of multi-family buildings could replace modest family homes and long time residents. This meeting will explain the proposed boundaries for different sized buildings so that you may more easily understand the implications of what is being proposed.

Historically, formerly known as Single Family, homes in our neighborhood have been 1-2 story, family friendly interspersed with classic three-story brick apartment buildings. In recent years, the height limit has increased to 3 stories/ 30 feet , number of living units per lot have increased to three and the zone renamed to Neighborhood Residential. Last year our state legislature passed regulations allowing four living units per lot and up to six units if located within a 1/4 mile from a major transit stop OR provide Affordable Housing. Most of the east and west sides of Phinney are fall into this zone.

Along Greenwood, Phinney and Linden homes along the arterials are being gradually replaced with increasingly taller modern multi-family buildings. Now zoned Lowrise 2/ 40ft/ 4 stories; Lowrise 3/ 50 feet/ 5 stories and Neighborhood Commercial/ 55 feet/ 5 stories many more people can be accommodated. Recently, affordable housing provided by religious organizations (there are five churches along these 3 arterials) can add 1-3 stories/ 10-30 feet can be added. And another story/10 feet can be added for Living Building a strict environmental program.
